Technician Invoice Notes: Call For Boiler Leaking Water. Upon Arrival Found Relief Valve Discharging And Steam Coming From Auto Air Vent. Found Boiler Temperature Well Above Aquastat Setpoint, Fill Trol Expansion Tank Failed And Pilot Light Out. Suspect Gas Valve To Have Stuck In The Open Position Causing The Boiler To Overheat. Gave Client The Option For All New Replacement Components Or Option To Replace The Boiler Due To The Unknown Integrity Of The Boiler Heat Exchanger.
Replaced Main Aquastat Relay Control, Replaced Gas Valve, Replaced Fill Valve, Replaced Expansion Tank And Replaced Relief Valve. Filled And Purged System Of Air. Cycled Boiler From Both Thermostats And Zone Valves And Observed Unit Operation. All Radiation Is Heating At This Time And The Boiler Cycles Off At 180° With A Pressure Of Approximately 17 PSIG. Circulator Pump Bearings Are Slightly Noisy Although Pump Is Operational At This Time. Client Understands That The Boiler Is Past Its Life Expectancy.

Technician Invoice Notes: Call For Intermittent Heat. Upon Arrival Found Thermostat Set Point At 75° And 68° In The Home. After Further Investigation Found Furnace In Lockout Due To High Limit Fault. Found Air Filter Plugged. Replaced Client Provided Air Filter And Cycled Furnace In Low And High Stages To Ensure Proper Operation. Unit Is Heating Properly At This Time With Rise Of 55 Degrees.
